Garage Door Maintenance

Garage Door Maintenance Tips for Murphy, Texas

Getting a professional inspection twice a year

Try to book at least two appointments for the garage door system a year: one for spring and one for autumn.

Lubricate all movable parts

Use a garage door lubricant on rollers, hinges, springs, and bearings to prevent wear from heat and humidity.

Tighten hardware & fasteners

Temperature fluctuations and regular usage can cause bolts and screws to loosen-acquire them tightly.

Mainly cables, springs and rollers to check

Rust or fraying may be signs of wear. No DIY for springs, archived by the expert only.

Clean track

Dust, cut-up leaves, and debris should be removed from the track to the door panel.

Test safety features and sensors

Make sure the auto-reverse and photo-eye sensors are functioning correctly.

Replace weather stripping/seals

Sun along with moisture are responsible for seals to get old and need replacement-brittle or cracked ones.

Springs

Garage Door Springs

Torsion Springs

  • General: These are the springs that are located on the top side of the garage door, they are mostly on a metal shaft. Using the torque (twisting force) they lift the door.
  • Lifetime: They are the most durable of all the different types of springs usually being able to do about 15,000 to 20,000 cycles.
  • Merits: Provide better balance, are smoother during operation, and safer in case of breaking compared to using the extension springs.
  • Common: These springs are the go-to option for residential as well as commercial doors in most modern builds.

Extension Springs

  • General: This spring is installed on the opening's side walls of the door and they stretch and contract during the operation of the door.
  • Lifetime: The expected number of cycles is lower than it is with other types of springs, namely around 7,000 to 10,000.
  • Merits: Introductory costs are cheaper as an advantage.
  • Demerits: They may be noisier, and can be less safe without installation of additional containment cables.
  • Common: This type of spring is great for outdoor areas such as older residential doors or those with less weight.

TorqueMaster Springs (Wayne Dalton System)

  • General: This is a system that is only used by Wayne Dalton company and is a sealed storage tube for springs with a safety feature.
  • Merits: Better aesthetics, safety is built-in.
  • Demerits: They cost much more. They are only available for Wayne Dalton, they have harder service outside of that.
